К примеру, известная релокантка Алла Пугачева никак не может продать свою недвижимость в Подмосковье: известный всем 6-этажный замок площадью 800 м2 в Грязях и дачу на Истре с причалом. За замок она просит от 800 до 1 миллиарда млн рублей, за дачу 500 млн рублей. Однако дураков на такую недвижимость не находится. Почему дураков? Потому что на рынке такой дорогой недвижимости всегда есть два дурака: «один дурак продаёт, второй дурак покупает». Есть ещё один минус у такой недвижимости. Содержание недвижимости и коммунальные расходы. В свете удорожания платы за электроэнергию, в связи с окончанием «эры дешевой э/ и дифференциацией оплаты за э/э по количеству потребления, расходы на содержание такого белоярского гаража может достигать 100 тысяч рублей в месяц (при отоплении гаража э/э и электроподогреве воды в бассейне). Кому нужны такие расходы? Может быть поставить солнечную батарею? Но где взять солнце. Топить дровами? Маразм.
Почему так происходит? Потому что градостроительная политика в Сургуте за тридцать лет была ориентирована на строительство МКЖД - «человейников. А богатых обывателей она довела до того, что вместо строительства индивидуального жилья в коттеджных посёлках они строят «дворцы-дачи» и «дворцы-гаражи», которые в принципе и на фиг некому не нужны при продаже. Потому что неликвид. Так мне почему-то кажется. Сегодня тренд в недвижимости другой.
